Below are the details of the terms and conditions of the agreement. Please read all the conditions and the general information carefully. All prices are in UK sterling.

1. Payment of deposit
You must accept these terms and conditions and pay the booking deposit of 50%. Upon the receipt of your deposit we send to you our confirmation. There is no contract between us until the confirmation has been sent out and it acts as our acceptance of the booking. The deposit is accepted as part payment towards the total cost of your holiday.

2. Payment of the balance
- We will confirm to you the date by which the balance is payable. If you book within 6 weeks of departure you must pay the total cost immediately.
- If the balance is not received by us on the due date, we reserve the right to cancel your booking forfeit any deposit made and levy a cancellation fee as though there had been a cancellation.

3. Changes and cancellation
- Should it become necessary for us to make a change to your reservation we will offer you either the nearest possible dates or a full refund of money.
- We will make no cancellation of your booking after the date when the payment of the balance of the holiday cost becomes due unless a cancellation is due to hostilities political unrest or other circumstances amounting to force majeure (including natural or other disaster, weather conditions, fire flood, drought, temporary technical breakdown or any other matter beyond our control).

4. Misbehaviour
We reserve the right to terminate without notice the reservation of any customer whose behaviour is such that it is likely in our opinion to cause distress, damage, danger or annoyance. Full cancellation charged will apply and we will be under no obligation whatsoever for any refund, compensation or costs you may occur. Under no circumstances are you entitled to sublet or share your accommodation with anyone other than those shown on the final invoice.

5. Brochure Information
We have compiled the information in our brochure, video and Website as accurately as possible however there may be occasions when an advertised facility may be altered or withdrawn such circumstances we shall be under no liability for any loss or damage arising there from.

6. If you change your booking
If after your booking has been accepted you wish to change your weeks we shall do our utmost to satisfy your requirements.

7. Cancellation
If you are forced to cancel your booking once it has been accepted, cancellation charges will be calculated as follows:

8. Complaints
Should a problem arise in the cottage whilst you are on holiday please take the matter up with Mrs O'Neill who will do her best to resolve the problem. If your complaint is unresolved please put it in writing within 28 days of the completion of your holiday. We will not accept any liability for any claims received outside this period.

9. Travel insurance
You are responsible for arranging your own travel insurance.

10. Departure
You must leave the property by 12 noon on the day of your departure and the keys must be handed personally to Mrs O'Neil (by arrangement with her). You acknowledge that cleaning is not included in the rental rates and that the property will be left clean and tidy. If Mrs O'Neil has to spend any time cleaning the property after your departure we reserve the right to use your deposit to pay her for her services.
